Good to know

Entering from the front, the welcoming great room and dining area are to the right, and the fully stocked and beautifully renovated kitchen to the left. Down the hall you'll find a 3/4 bathroom and three well-equipped and comfortable main level bedrooms, each with cozy cotton bedding, a closet, charging stations, and room darkening shades/ curtains. Bedroom 1 also has a work area with a desk. In the basement you'll find a welcoming family room with tv, another work zone, and a fourth bedroom with attached 1/2 bathroom. Laundry and the many kid/ baby items are also in the basement (we strive to make traveling with kids as easy as possible!). While the house is lovely, the outdoor space is what sets this property apart in the warmer weather! The kitchen walks out to a deck with a grill, and opens up to the fully fenced backyard which features a large gravel patio with fire pit and ample seating - the best spot for drinks or roasting marshmallows! Whether you're up for tossing a frisbee or just relaxing in the hammock, there is plenty to do and lots of space to spread out (even a playhouse with a sandpit for the kids!). If you hit a rainy day, its no problem! The garage game room with arcade game, foosball, and large tv is perfect for occupying kids or watching a game. The game room and furnishings are available May 15 -October 1 (we'll extend the dates if the weather is nice!). Truly a spectacular outdoor space in the warmer months. Of course, cars and boats can be parked in the long driveway or in the single stall garage. To note: We stock the kitchen with k cups, tea, a variety of sweeteners, oil, salt, pepper, spices and jelly. We provide your choice of (2) breakfast items to start you off as well! 1. yogurt or yogurt drinks 2. bagels (plain) or muffins (typically chocolate or blueberry available) 3. eggs & bread for toast 4. cheerios or honey nut cheerios and dairy milk 5. fresh seasonal fruit (typically apples, bananas, strawberries & oranges are always good, but if you let me know your favorites I'll pick those up if they are available!)

Other Details to Note

1. Although this is a residential area, various animals can be found intermittently on property including but not limited to frogs, snakes & bats. Harmless bugs such as box elder bugs, lady beetles and stink bugs occasionally make their way into the house, depending on the season and weather. 2. Gas fireplace in basement available. NO fires in main level wood burning fireplace per homeowners insurance. 3. There is a soffit in a small part of the basement, just FYI in case you are very tall! 4. We have a security cameras at exterior entryways for security purposes when the property is vacant.

Booking Requirements: Minimum Age Requirement for booking: 25 years & must occupy the rental property the entire term of the reservation Location Requirement: No local (aka: greater twin cities area) bookings unless agreed upon previously General Rules: -Keep noise to a reasonable level. Any noise complaints from neighbors will incur a $150 fine to guests -Please bring all outdoor activities inside from 10:00PM to 8:00AM. We do have noise sensors -A complaint by the neighbors or a visit by law enforcement will be grounds for immediate eviction without refund -No parties or third-party visitors are allowed -Registered guests only House Rules: Please treat the place with kindness and care, as if it was your own. If the premises appear dirty or damaged upon check-in, please inform me immediately No smoking (including vaping) or burning of any kind No fires in main level wood burning fireplace (insurance prohibits) No illegal substances Only toilet paper to be flushed. Exactly as pictured. Clean, comfortable and great location between Wayzata and Excelsior. Kitchen had everything you could possibly need. I’m sensitive to smells/scents and this Airbnb was fresh / no chemical cleaning product smells or mustiness. Thanks for a fantastic stay!

This place was absolutely magical for my family and I! We have stayed in numerous airbnbs over the years and this one just felt different. Everything was so cohesive throughout the space, each room felt cozy with thoughtful details. We will definitely be back! Hopefully in the summer to enjoy more of the lakes and the trails that are nearby!

Ben's place was a great launching pad for our visit the the Minnetonka Area. We found everything was in it's place as described, and since we were traveling with toddlers, it was very safe for our kids (1 and 3yo). They provided two pack and plays, a monitor, bedding, and mattress pads (which is a nice touch as PNPs can be hard to sleep on for kids who like their beds cozy). They even brought over a high chair for us for our littlest one and dropped it off at the door. Ben's place was spotless and minimal, but furnished and fun for kids and adults to lounge in. The beds were very comfortable, and the bedding like clouds. Great updates to the home, and we even got snow for our visit which is rarer in wintertime anymore. It made for a charming stay and we loved his recs, especially for the indoor playgrounds nearby. I'd happily recommend this airbnb again for any family with young children, as it was easy to stay in and the host was friendly and responsive. Thank you, Ben and fam!

Lovely mid century modern home in a convenient location. Worked perfectly for our family of 6 adults and one dog who appreciated the fully fenced backyard. Excellent furnishings, luxurious bedding and well stocked kitchen.
